Our
Fees
Hazelton Financial charges a fee for providing
loan servicing, asset management and related investment services for
its investors that include:
- Locating the investment opportunity.
- Performing a rigorous assessment of the borrower, their
proposed use of the property and of the property
itself.
- Negotiating terms and conditions with the borrower, including
all legal work.
- Administering the mortgage or loan during its term, including
collections from borrowers and pay-outs to investors.
- Preparation of financial reports to borrowers and investors.
- Handling all issues related to default, if any.
- Ongoing investor communications.
All private and non-bank commercial real estate lenders charge
fees. That is how they make their money. Unlike others however,
whose fees are often hidden from their investors or not immediately
disclosed, we at Hazelton Financial strive to be forthright and upfront
with our investor partners. Because each situation is different, our
fees can vary depending upon the nature and complexity of the loan
or mortgage. Nevertheless, we clearly and explicitly set out our fee
in each investor Information Package we prepare for our loan and mortgage
investment opportunities. Establishing and maintaining an open and
honest relationship with our partners is one of our most important
objectives.
Our fee is a portion of the interest earned by investors. As Hazelton
receives the borrower's monthly payment, each investor receives their
pro rata share of the payment less our fee during the term of the
loan. Our fee covers the above listed services and administrative
tasks. Borrowers pay all costs associated with the placement of the
mortgage or loan by Hazelton.
