How to Invest
Investors have an opportunity to participate in commercial
first mortgages and mezzanine loans. Investors get to choose the particular
mortgage(s) or loan(s) that they wish to invest in and will receive a
detailed information package before making a commitment. We at Hazelton
believe in full, frank and honest disclosure as we hope to have our investment
partners with us for a long time.
Hazelton Financial holds all mortgage funds in trust for its investors
in accordance with their ownership interests. Payments to investors
will generally take place monthly or quarterly depending on the terms
of mortgage or loan. Payments are made monthly for the length of the
mortgage or loan term. An investor may participate with a minimum
of $50,000 in a single transaction.
Hazelton Financial mortgages are RRSP eligible when administered
in a self directed RRSP.
Generally, funds invested in mortgages administered by Hazelton
are held until maturity and therefore may be less liquid than alternative
investments such as mutual funds. No portion of the mortgage is guaranteed
by the Canada Deposit Insurance Corporation or by Hazelton Financial
Corporation. The repayment of the investment is secured by the value
of the mortgaged property.
We are cautious investors. This is evident by the fact that we
only fund first, not second or third, mortgages. Further, we limit
the amount of the mortgage to a maximum of 75% of the value of the
property. In the case of mezzanine financing, we apply rigorous criteria
in assessing the viability of a project and only fund superior projects.
We are experienced in identifying sound commercial real estate
properties and projects thereby enabling us to minimize investment
risk. We have successfully invested in an array of properties including
offices, retail, multi-use and multi-family residential buildings
which have provided our investors with superior returns.
